Terms & Conditions of Booking

Your Booking

The signing of the Booking Form, or receipt of cheque for deposit, by the party leader confirms the acceptance of the Terms and Conditions set out and shall be binding on the person(s) booking and intending to occupy the premises (or any subsequent amendments to this list).

We confirm your booking either in writing or via email but only on receipt of the deposit and a signed booking form, which has to be completed and signed by the leading member of your party. The person signing the form shall be deemed to act as the agent for all the persons shown on the form, and that signature binds all members of the party to the Terms and Conditions. Please telephone, or email, prior to sending your deposit in order to check availability. Full payment is required if booking is made within 8 weeks of departure.


All stays of 5 nights or less will incur an additional cleaning fee of GB£65.00, US$85.00 USD or €70.00.
A weekly rental period consists of a seven nights period e.g. Saturday to Saturday , Tuesday to Tuesday. Additional nights in excess of a weekly (or mulitple week) booking may also be purchased.

All bed linen and towels (including separate pool towels) are provided for your needs.

Payment of Deposit

A non-refundable deposit of GB£100.00, US$200.00 or €150.00 per week is payable at the time of booking; and must be received together with the completed booking form, or the booking will cancelled. We will hold verbal bookings for 14 days pending receipt of a completed form and deposit. Full payment is required if booking is made within 8 weeks of departure.

On receipt of your deposit we will bank your cheque and wait for clearance, following which we will send out a confirmation of booking.

Payment of Balance

Payment of the balance is due in full, Eight weeks prior to your arrival date. On receipt, banking and clearance of your parties’ final payment, an Arrival Pack will be forwarded to you. 

Approximately 10 weeks before the commencement date of your booking we will send a final invoice to you showing the balance due. You have 14 days to pay this balance in full and if you do not, we reserve the right to treat the booking as cancelled. Cancellation charges can amount to 100% of the booking deposit. Please read the cancellation section.

Security / Breakages Deposit

A refundable security deposit of GB £200.00, USD $300.00 or €300.00 will be required with your final payment. This is to cover for any damage or breakage that may occur or the loss of any item or contents within the villa. It will be used to pay for any excessive cleaning costs, or the loss/non return of house keys (necessitating a change of locks). At the end of your stay our managing agents, check the property and inventory and ensure all keys are returned. We are then notified and accordingly we normally expect the release of your deposit, subject to the above, within 28 days of your departure.

The cheque will be made payable to the lead person named on your booking form.
All damage and faults caused or found at the home must be reported to our management company at the earliest opportunity.

We retain the right to retain the security deposit (either in part or full) to cover breakages, damage or non-return of the key. Receipts for repairs/replacements will be provided in the unlikely event that such retention of the security deposit is required.

We reserve the right to pursue a quest for compenstion for any and all damages caused which may exceed the value of the security deposit within 14 days of being served notice of this.

Florida has a sub-tropical climate and care must be taken with food that is left uncovered. Spoiling and contaminating food left uncovered can attract insects very quickly. Any added costs for pest control services incurred from lack of care in this may be passed to you.


Cancellation by Guests

Once your booking has been confirmed, any cancellation will only be accepted in writing signed by the person who made the original booking.

The following cancellation charges apply to all bookings without exception.

8 weeks or more prior to arrival date – deposit retained.

Between 8 and 5 weeks prior to arrival date – 50% of total charge (less security deposit).

Less than 5 weeks prior to arrival date – 100% of total charge (less security deposit).

Failure to pay the final balance by the due date (8 weeks prior to arrival ) may result in loss of the booking and deposit. If we do not receive the payment we will endeavour to contact the guest but if we receive no payment or communication, then unfortunately we reserve the right to cancel the booking and retain the deposit. 

If you do have a problem, PLEASE contact us as soon as possible to discuss the matter.

To cover yourself it is strongly recommended that holiday, injury, medical and cancellation insurance be taken out at the time of your booking.

Cancellation by the Villa Owner or the Management Company

In the unlikely event that personal circumstances necessitate cancellation of the booking we will refund any monies paid by the party (without interest, compensation or consequential loss of any kind). However the villa owner or Management Company will always seek to relocate your booking to a villa of a similar or superior standard.


No parties of guests who are all under the age of 21 will be accepted. 

No pets accepted.

For the comfort of guests our home is non-smoking, however smoking is permitted on the patio area.

Due to State Fire Regulations under no circumstances may more than the maximum number of persons identified on the Booking Form occupy the property!

The maximum number of occupants must not exceed 8 including children. All persons under age 18 must be accompanied by a parent/adult. Under no circumstances must you exceed that number and we reserve the right to refuse admittance if the number is exceeded.


Occupancy at the home on your first day is after 16.00hours (local time), and on your last day we would ask you to vacate by 10.00 hours (local time), unless a late departure has been booked in advance. This allows housekeeping services to clean the house for incoming guests. Vacating after 10.00am, without proir arrangement, may incur a charge equivalent to one days accommodation.

Air Conditioning

Use of air conditioning is on the basis that all occupants close exterior doors and windows when the air conditioning is operational. Leaving windows/doors open can lead to a loss of air conditioning due to over usage and ultimate freezing of the unit. Leaving patio doors open may seem tempting but the reality is that the air conditioning unit will then be trying it's best to chill down the whole of Florida! The management cannot be held responsible if this rule is not strictly adhered to. Any misuse of the system will be deemed to be a breach of these terms and conditions and the managing agents will consider a retention of some or all of your security deposit.


There is a wireless broadband connection installed at the property. The connection details and network key are supplied with your booking details. Interference with, or damage to, the modem will result in a GBP£100.00, US$150 or €150.00 charge against your security deposit.

Pool and Spa Heating

Due to the nature of the prevailing weather systems in the sub-tropical climate of Florida, neither the owners nor the Management Company can guarantee the water temperature in either the swimming pool or spa. The manufacturers have set and locked the pool and spa heaters to accepted standard water temperatures. They are set to operate at set standard hours during the day to ensure that guests paying for the the heating service get the optimum benefit from the heating at normal times, and that operation complies with the operating and safety requirements of the system as specifiedl by the manufacturer. The actual water temperature will vary with the ambient temperature, time of use and prevailing weather conditions. The owners and Management Company will NOT enter into any discussions concerning complaints regarding pool/spa temperatures; therefore guests booking pool/spa heating do so at their own risk.

Any attempt to tamper with, or remove, the pool and spa heater lock boxes will result in the loss of the security deposit.


We cannot, and do not, accept liability for any death, personal injury, sickness, accident, loss including luggage, personal belongings, motor vehicles, nor any delay, increased expenses or any other misadventure incurred or suffered by clients, however caused, as a result of any act or default of a company, firm or person concerned with the provision of your travel arrangements, or during your stay at the home.

The owners and their agents do not accept liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of use of the pool, spa and villa.  It is your responsibility to ensure that children are always supervised properly in and around the pool and inside the villa.

The owners and their agents do not accept liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of use of the clubhouse and its facilities.  It is your responsibility to ensure that children are always supervised properly in and around the clubhouse and outdoor play facilities.

We cannot be held responsible for unforeseen breakdowns of household equipment/swimming pool systems before or during your occupation of the property.

Forces Majeure

The owners and their agents cannot, and do not, accept responsibility for any cancellation, alteration, or amendment to your booking brought about by war, riot, civil strife, industrial dispute, terrorist activity, natural or nuclear disaster, fire adverse weather conditions, technical problems, closure or congestion of airports, cancellation or changes of schedules by airlines or similar events which are beyond our control.


To ensure comfort, security and peace of mind, all our homes are registered with the State Authorities and are in full compliance with all relevant legislation.

Whenever you leave the property you are responsible for ensuring its security by closing all windows and locking all doors. The client is held responsible for any damage or breakages that may be caused to the property, its contents and also for any items in the inventory during your stay.


You will be provided with one key for the villa. In the situation that you lock yourself out, you are to phone our management company immediately and they will allow you re-entry into the house. Unfortunately you will incur a small charge for their service depending on the call out time ($25 in office hours, $100 out of office hours).

The villa front door key must be left in its security box each time you leave the property. The loss of the door key will result in a charge of $250 from your security deposit.


There is a safe (large enough to store a laptop computer) available for guests use during your visit. Details of the lock code are provided with your booking details. No attempt must be made to change the security code of the safe. Any attempt to do so will incurr a charge of $50 from your security bond.


Children must be supervised at ALL TIMES whilst in the pool area.  No diving is allowed in the pool. Children must never be left unattended in the swimming pool area. Please make sure that children cannot wander into the pool area unnoticed by ensuring the sliding patio doors are kept closed. The use of the pool is entirely at your own risk. For additional safety there is, in compliance with Florida law, a pool fence. If you have young children this should always be left in place. Our management company and we the owners will not accept responsibility for any injury sustained howsoever caused.

Please do not take any glassware into the pool area (Plastic glasses are provided). The breakage of one small glass in the pool will result in the pool having to be drained down. This involves considerable expense and will certainly result in your security deposit being forfeit.


The house operates a strict no smoking policy, but should you wish to smoke this must be restricted to the patio and pool area only.

There are fire alarms situated around the entire villa. The entrance hall of the property is also fitted with a Carbon Monoxide alarm. Any tampering of these alarms will result in a deduction of $50 from your security bond.

Complaints or Dissatisfaction

In the unlikely event of a complaint during your stay please contact the Management Company immediately. 

If the matter cannot be resolved, you should contact the owner, in writing, within 14 days of the end of the rental period.

If the problem has not been reported, as requested to the Management Company the owner cannot accept any responsibility.


The owners and their agents reserve the right of entry at any time (includes such workers as pool maintenance, gardeners etc.).

Whilst all information supplied in the brochures and the website is deemed to be correct to the best of our knowledge, it is understood that the information supplied is for guidance purposes only and does not form any part of the contract.


This contract is subject to and shall be constructed in accordance with the laws of England and the parties hereby submit to the exclusive jurisdiction of the English courts.

And Finally

We want you to enjoy our holiday home and to have a great holiday but do please make sure that you exercise all reasonable precautions. Remember, for example, that the sun in Florida can be very strong so apply plenty of sun lotion
